In order to better understand the nature of this difference and choose the best price and the ideal surveyor, the customer will find it useful to learn about the main factors influencing the pricing of conducting building surveys and monitoring the technical state of buildings.

 

The following factors influence the cost and time needed for the completion of the survey:

  1. Building floor area.
  2. Architectural volume.
  3. Complexity of architectural and space-planning designs of the building.
  4. The type of project used for the construction of the building (custom or standardized project).
  5. Any available technical statements on the previously conducted surveys of the building.
  6. Any available planning and design documentation for the building and as-built drawings.
  7. Adequacy of the initial data provided by the customer.
  8. Work complexity (whether water extraction or high-rise operations are necessary, the number and depth of prospect holes, etc.).

An effective method to request the cost of the survey work

In order to get relevant results requesting the cost of the building survey from different organizations on the market, the customer should do the following:

  1. Prepare a request in the form of an e-mail, containing the minimum information needed to calculate the cost, including the purpose of the survey, the area of the building, and other details, if any, listed above under the factors influencing the cost of the survey, and specify any documents or design documentation available for the building to be surveyed.
  2. Make scan copies of all necessary plans and documents that give an idea of the size and specifics of the building and attach them to your e-mail.

The advantage of this method is that it gives an unbiased sample of prices on the market, as all surveyors receive identical requests. The price list used to calculate the cost of the survey of a residential space:

  1. The survey of an apartment with an area of up to 100 sq.m. – 12,000 RUB
  2. The survey of an apartment with an area of more than 100 sq.m. – depending on the area and other parameters – as a rule, 20,000 – 25,000 RUB

The price list used to calculate the cost of the survey of non-residential spaces (buildings) with a relatively small area:

  2. from 50 to 100 sq.m. – 25,000 RUB for the whole site

  7. from 1,000 to 1,500 sq.m. – 160 RUB per 1 square meter
  8. Buildings with an area of more than 1,500 sq.m. - 150 RUB per 1 square meter, with the price going down as the area of the site increases. Due to large areas of the sites, in some cases (rooms of the same type, hangars, large workshops), the cost of the survey may come down to 100 – 50 RUB per 1 square meter. In each case, the cost is calculated using one of the three methods listed above, depending on the above mentioned 12 factors.
